A Tampa-based developer plans to bring more than 200 cottages and townhomes to Ellenton.
Third Lake Development proposed 207 cottage units and 52 townhome units at 5512 29th St. E in Manatee County. The project, called Abrazo at Ellenton, shares the name of five other build-to-rent communities the developer is building in Florida.
The townhomes will range from four to six units, and the cottages come in one-, two- and three-bedroom floor plans, according to the site plan submitted in a Southwest Florida Water Management District application Friday. Environmental resource permits from SWFWMD are often a first step toward new construction.
Of the 207 cottages, 38 will be one-bedroom, 155 two-bedroom and 14 three-bedroom.
The project spans nine parcels, totaling 31.5 acres. About half of the parcels are vacant, and the other half are home to single-building structures, according to property records. Third Lake Development does not own any of the land.
The developer is currently building several multifamily and build-to-rent properties in the state. It has several build-to-rent projects with the Abrazo name.
In the Tampa Bay area, the developer is building Abrazo at Bella Terra in Venice, a multifamily project dubbed Arcadia at Wiregrass Ranch in Wesley Chapel and Abrazo at Robinson Gateway in Palmetto, according to its website.
Abrazo at Ellenton is not on Third Lake Development’s website. Permits and planning documents have not yet been filed with Manatee County, according to building records.
Third Lake Development did not immediately respond to a request for comment.
The Tampa Bay area has been experiencing a significant surge in build-to-rent housing. In the last five years, Tampa Bay’s BTR inventory has grown by 300%, adding 2,192 new single-family rentals and bringing the total to 2,923 units since 2019, according to a Point2Homes analysis of Yardi Matrix data in April.
